Thank you for the responses to this issue. I have the RONR In Brief, but need to purchase the complete 11th issue.

I am a Trustee of a condominium. Our documents call for a quorum of Trustees at Board meetings to vote, etc. We have three Trustees, so we need at least two to be physically present to have a valid meeting. The third Trustee is out of the state for several months during the winter. He feels we should have "virtual" meetings since he will not be physically present for Trustee meetings. I believe this is not allowed under RONR and also our condo documents use the term "quorum". I believe that quorum means physically present. Your thoughts?

My condo association board has three members. At the next election, two seats are up for election; one due to expiration of term and the other due to death. We may also increase the number of members to five. My question relates to filling open positions. What if there are no candidates for open positions but we have enough for a quorum? Do we continue to hold elections for those open positions until filled?
