The property manager just dealt with it himself and didn't inform the HOA about the issue. The issue is still not resolved and will be on the March agenda for the HOA to deal with. My question is does the February agenda need to be amended as something previously adopted so that the February minutes can be corrected to add this item? No. It makes no sense to amend the agenda of a meeting that is over. The minutes of the February meeting should record only what was actually done at the February meeting, whether it was on the agenda or not. As for the March agenda, see FAQ #14. The problem is that this issue at the March meeting should not go under new business but rather unfinished business. The property manager had all the correspondences prior to the February meeting and was at the February meeting but neglected to mention the issue to the HOA so it never made it onto the agenda. If it didn't happen at the February meeting it doesn't belong in the minutes of the February meeting.
